New San Siro, plan filed: 2.3 billion in spending, 265 in capital gains

Il nuovo San Siro comincia a prendere forma, non in termini di costruzione ma di numeri. Inter e Milan hanno da sempre considerato il tema stadio come punto focale per poter competere in termini economici con i grandi club europei. Ed ora dopo aver depositato il piano economico possiamo capirne la reale portata economica. Secondo il nuovo progetto la costruzione dovrebbe terminare nel 2032 e il valore dello stadio raggiungere i 2 miliardi 149 milioni. Nella «relazione economica di fattibilità» che i due club hanno depositato in Comune, il progetto non comprende solo l'arena sportiva, ma anche uffici, alberghi e spazi commerciali che potrebbero portare nelle casse 418 milioni ed una plusvalenza di 265 milioni per club, considerando l'intera operazione immobiliare. Soldi che ovviamente permetterebbero a Inter e Milan la possibilità di fare mercato di un certo livello.

Nello specifico la relazione spiega che l'intero progetto prevede 162 mila metri quadrati di nuovi edifici, di cui 64 mila (il 39 per cento) occupati dallo stadio e 98 mila (il 61 per cento) da alberghi, uffici e così via (senza abitazioni).
La costruzione dello stadio costerebbe circa 708 milioni, a questi sarebbero da aggiungere circa 121 milioni per parcheggi e piani sotterranei e 172 milioni per spazi commerciali e ricettivi oltre ai 115 milioni per demolizioni e smaltimenti (soprattutto del vecchio «Meazza»).
Da aggiungere anche gli oneri finanziari e il costo delle fideiussioni per un totale di quasi 382 milioni, circa il 17 per cento del costo dell'intero intervento.

Costi e ricavi

Tutte queste voci porteranno Inter e Milan a spendere complessivamente 2,3 miliardi per l'intera operazione urbanistica, con una valutazione finale del progetto di 2,565 miliardi. La differenza, 265 milioni circa l'11,5 per cento, sarà la «plusvalenza».
Una somma che non sarà relativa ai ricavi annui dello stadio; infatti al momento non si possono stabilire se saranno introiti derivanti da flussi di cassa futuri o da altro.

Il confronto

Se paragonato ad altri progetti il valore del nuovo San Siro sarebbe in linea con quello del Real Madrid, che spese 1,4 miliardi per ristrutturare lo storico Santiago Bernabéu vedendo gli incassi raddoppiati, e del Tottenham, di 1.8 miliardi, inaugurato nel 2019. Un progetto tanto voluto tra le montagne russe della burocrazia che nel 2032 potrebbe permettere ad Inter e Milan non solo di avere uno stadio di proprietà ma una vera miniera d'oro.

According to the new project, construction should be completed in 2032 and the value of the stadium should reach 2 billion 149 million. In the "economic feasibility report" that the two clubs filed with the Municipality, the project does not only include the sports arena, but also offices, hotels and commercial spaces which could bring 418 million into the coffers and a capital gain of 265 million per club, considering the entire real estate operation. Money which would obviously allow Inter and Milan the possibility of making a market of a certain level.

Specifically, the report explains that the entire project includes 162 thousand square meters of new buildings, of which 64 thousand (39 percent) occupied by the stadium and 98 thousand (61 percent) by hotels, offices and so on (without housing). The construction of the stadium would cost approximately 708 million, to which approximately 121 million would be added for parking and underground floors and 172 million for commercial and hospitality spaces in addition to the 115 million for demolition and disposal (especially of the old «Meazza»). Also to be added are the financial charges and the cost of sureties for a total of almost 382 million, approximately 17 percent of the cost of the entire intervention.

All these rumors will lead Inter and Milan to spend a total of 2.3 billion for the entire urban planning operation, with a final valuation of the project of 2.565 billion. The difference, 265 million approximately 11.5 percent, will be the "capital gain". A sum that will not be related to the annual revenues of the stadium; in fact, at the moment it cannot be established whether they will be income deriving from future cash flows or from something else.

If compared to other projects, the value of the new San Siro would be in line with that of Real Madrid, which spent 1.4 billion to renovate the historic Santiago Bernabéu, seeing revenues doubled, and Tottenham, of 1.8 billion, inaugurated in 2019. A much desired project amidst the roller coaster of bureaucracy which in 2032 could allow Inter and Milan not only to have their own stadium but a real gold mine.
